Drywall Patching and Texture Matching — Seabreeze Historic District
Patched multiple water-stained ceiling and wall areas in a 1940s bungalow after a roof leak was repaired. Matched original knockdown texture and repainted the affected rooms. The homeowner needed a quick turnaround before listing the property.
Exterior Door Replacement and Storm Door Install — Waters Edge
Replaced a warped front door and damaged frame on a lakefront home. Installed a new storm door for weather protection. The old door had failed due to humidity and exposure — the new steel door and storm door have held up well.
Privacy Fence Post Replacement and Gate Repair — Big Tree Shores
Replaced three rotted fence posts and repaired a sagging gate on a 6-foot wooden privacy fence. The posts had failed after years of moisture and ground contact. Installed new pressure-treated posts with concrete footings and rebuilt the gate frame.
Deck Board Replacement and Railing Fix — The Trails
Replaced several rotted deck boards and repaired loose railing sections on a mid-century ranch. The deck had soft spots from age and moisture. Also tightened loose screws and secured the railing posts for safety compliance.
Pre-Listing Punch List — Coventry Forest
Completed a 12-item punch list before an MLS listing. Work included drywall patches, door adjustment, cabinet hinge replacement, caulking around tub, loose outlet fix, and touch-up paint. Finished in one full-day visit.
Rental Turnover — Daytona Beach Condo
Full turnover prep for a 2-bedroom beachside condo between tenants. Patched drywall, replaced broken closet rod, fixed sticky sliding door, repaired loose vanity, and replaced worn weatherstripping. Property manager needed a 5-day turnaround.
Bathroom Vanity Repair and Caulking — Ormond Lakes
Replaced a water-damaged vanity cabinet bottom, reattached loose sink mounting, and recaulked around tub and vanity. The vanity had swollen from a slow leak under the sink. Also tightened loose towel bar and toilet paper holder.
Screen Enclosure Panel Repair — Wilbur By The Sea
Replaced damaged screen panels on a lanai enclosure and repaired a sticking sliding screen door. Salt air and storms had torn several screens and rusted the door hardware. Used marine-grade hardware for better durability.
Multi-Room Drywall and Door Fixes — Ganymede
Bundled repair visit: patched holes in three rooms from removed wall anchors, fixed two sticking interior doors, replaced a broken bifold closet door, and installed shelving in a utility closet. Homeowner had accumulated a list over several months.
Exterior Trim and Caulking — Historic Ormond Beach Home
Replaced rotted fascia and trim board sections on a 1920s winter residence. Recaulked around windows and doors to stop water intrusion. Matched original trim profile and painted to blend with existing exterior. Addressed humidity and age-related wear.
Storm Damage Repair — Daytona Beach Shores
Repaired interior drywall and ceiling damage from a roof leak after a tropical storm. Removed wet insulation, dried the area, and replaced drywall. Coordinated with homeowner's roofer for the roof repair. Beachside home required prompt attention to prevent mold.
Post-Inspection Punch List — Cypress Head
Completed post-inspection repairs for a home sale. Items included GFCI outlet installation in garage, loose handrail fix on stairs, exterior outlet cover replacement, and minor drywall touch-ups. Buyer and agent approved all work before closing.
